Bedroom Renovation Permissions and Building Rules

When is permission required for bedroom work? Most bedroom work does not require any approval at all but for a few exceptions getting it wrong can cause problems when trying to sell a property. Here is what triggers a permission or sign-off requirement.

Structural Changes Need Building Regulations

The removal of support walls, the raising or lowering of floors and the creation of roof space all need Building Regulations approval. Applications for approval are made to the local authority or to an approved inspector before the work commences. These approvals cover issues such as the structural integrity of the building, the insulation of floors and walls and fire separation.

Loft Conversions Used as Bedrooms

Many loft conversions can be carried out as permitted development and no full planning application is required. However, certain matters are required to comply with the building regulations. A loft conversion requires a fire escape route down from the loft space. The floor to which the loft conversion is to be built up against must be strong enough to carry the additional weight. Stair widths, numbers of flights and the headroom between floors are also subject to regulation. Finally, loft conversions are highly insulating and therefore large amounts of insulation are required to the pitched roof space.

Window Replacements Have a Threshold

Many Bedroom Renovations include the replacement of old windows with new Double Glazed or Triple Glazed units. These require a FENSA certificate if installed by an approved installer. Alternatively the work can be reported to the local council and approved under the Building Regulations.

Electrical Work Follows Part P Rules

New circuits, changes to a consumer unit and any other electrical work to be carried out in a bedroom (near to a bathroom or shower area) are covered by Part P of the building regulations. Electrical work can be certified by the installer (if he is registered) or independently inspected and certified.

Listed Buildings and Conservation Areas

Work within a listed building (e.g. replacing original windows, removing period cornicing from walls etc.) will require Listed Building Consent. Work within a Conservation Area will be subject to restrictions, which will need to be checked with your local planning authority.
